WHAT IS - HAK MILIK

Hak Milik is a title which is the most complete form of land ownership in Indonesia. This title may only be held by individuals with Indonesian citizenship or by Indonesian legal institutions that authorized by the goverment, such as goverment banks and religious or social bodies.

With Hak Milik title, the holder could use the land for any purpose (subject to area zoning), as the title is recorded on a registered certificate. The certificate can be sold, gifted, inherited, transferred to an eligible recipient and even mortgaged as "Hak Tanggungan". Hak Milik title is consider to have higher value than others, because it has no time limit.

To construct on a Hak Milik titled land, the holder must respect the zoning rules of the area, as every regions have different zoning. The holder also must obtain a building permit, the building permit rule may vary depends on the regions in Indonesia.
